Their goal was to build a legal apartment that met all the codes and zoning regulations, and that would be a modern and comfortable home for their prospective tenants.

A welcoming and comfortable home

The Contignum team worked closely with the homeowners to create a basement apartment that was welcoming as well as comfortable. The home has a beautiful separate entrance, attractive and modern design, unusually large bedroom and living room, and all the appliances a tenant would need, including a washer and dryer.

Creating a legal apartment

The window in the basement bedroom was replaced with a larger window specifically designed to permit evacuation of the apartment in the event of an emergency. In addition, all of the units within the house must have fire separation between each other, so fire-rated doors and wall assemblies (the insulation, drywall, and taping) were installed.

A spacious basement bathroom

Due to the constraints of retrofitting, it is common for basement apartments to have a very small and dysfunctional washroom. Since it was important to the owners that the basement apartment be comfortable and functional, the Contignum team designed, engineered, and built a spacious and stylish bathroom.
