Outgrowing = rebuilding 



A growing family approached Contignum in 2017 for full Design-Engineer-Build services for their home. They needed more room, and significant upgrades: a new two-storey rear addition and interior renos for most existing parts of the house. They wanted to modernize their space while honouring the traditions and memories of their home. Most importantly, the living room, trim, and wood floor were to be kept.

The typical west-end Toronto house was in relatively close proximity to its neighbours with a moderately sized backyard, which can pose a challenge when building an extensive addition. The Contignum team worked directly with specialized materials manufacturers to find solutions and bring the client’s vision to life.

 
 
 

Everybody in the kitchen

The new kitchen design is perfect for creating family memories. There is lots of space for cooking, hanging out, and enjoying meals together. A creative design solution hides the duct work behind a very useful spice rack cabinet.

 
 

The not-so-scary basement

The scary basement the clients used to avoid was lowered and transformed into a multi-purpose playroom/family room. It also doubles as a guest room with a sofa bed and full washroom nearby. The basement is now a temperature controlled environment with plenty of discreet storage space and a cold room.

 
 

No more sharing rooms

There was now space for a bedroom for each child, but there was an issue in one of the rooms—the bedroom required a window, which can be difficult or against building code in Toronto where houses are so close together. A creative design solution was used to make this possible: a fully-operational skylight was built to make it possible for each child to have their own bedroom.

 
 

Tradition meets modern luxury

There is now a washroom on every floor of the home, which is rare in heritage Toronto homes. Guests can now use the main floor powder room, keeping the upstairs washroom and bedrooms quiet and private for the family. The basement washroom prevents frantic running up the stairs with a young child needing to go. It also makes it easier to convince Grandma and Grandpa to sleep on the sofa bed when they come to help with the grandkids.
